Bush Hill Park: Affordable family living
Bush Hill Park is located within the borough of Enfield, which is a great area of London in itself. The borough sits on the edge of North London, just where the city gives way to the countryside of Hertfordshire, making it a popular location for those that want all the benefits of city life but with a small town feel.
The area of Bush Hill Park is located just south-east of Enfield Town, as well as west of the branch railway line that runs from Edmonton Green to Enfield Town. A large proportion of Bush Hill Park is a planned suburban estate that was designated as a conservation area back in 1986.
Housing
Bush Hill Park is a popular residential area, partially due to its great mix of housing types. It has a range of detached and semi-detached homes ranging from Edwardian to 1920's build, creating an eclectic look too the area.
These houses can be found along wide, picturesque roads that create a really pretty environment with plenty of small town charm.
Properties are generally much cheaper than Greater London and other areas of the city, with flats and different housing types being almost half the purchase price within Bush Hill Park. Rental costs also tend to be much lower, allowing you to get more for your money in terms of property size and type.
Transport
There are generally good transport links in the area as it is served by Bush Hill Park railway station. It is also served by a number of London buses, helping you to get in and out of the city with relative ease.
Green space
Bush Hill Park has a number of open green spaces, including the Recreation Ground, which is bounded by Southbury and Lincoln Road. This was first opened back in 1911 and is on the fringe of Bush Hill Park, extending into the borough.
The area also benefits from the Bush Hill Park Tennis, Bowls and Social Club, which is located in the conservation area. You can also visit Riverside Park, which is an informal public space on Private Road.
Shops
In Bush Hill Park you'll find a variety of essential shops rather than a big shopping district. Across from the railway station, there are a few more retailers as well as a small commercial area.
The shops mean you'll be able to get general bits and pieces, although you'll have to travel further afield for a more comprehensive shopping experience. Luckily it is easy to get into the city to make the most of all the retailers on offer there.
Schools
The schools in Bush Hill Park tend to be very good, with many families choosing to move to the area to grow roots. Results are on par with greater London, with 95 per cent of pupils achieving five or more GCSEs between A* and C grades, and 95 per cent of students achieving two or more A Levels.
Most families tend to stay put if they are happy with the schools in the area, showing that Bush Hill Park is a great place for young professionals and couples who want the benefits of city living in an idyllic environment.
