A keystone town of the East, Walthamstow is a great, competitively priced suburb that like Leyton and Leytonstone marks - to a degree - the boundary between true East End and the beginning of Essex. It's very multicultural, mixed and provides great value for money - and for the press of people moving out into the eastern suburbs, represents a great living solution.
Whilst it used to be a bit downmarket and seen to be so, Walthamstow is now - whilst still very much a traditional Eastern suburb - popular with lots of first time buyers as well as those looking for a good deal generally. It's got good, well made housing and fantastic access, and is absolutely stacked with restaurants and great nightlife, with good clubs and bars, whilst the town centre has a good range of shops as well as a street market, one of the largest in London. As East London generally pushes ahead towards 2012, there are plans to develop the retail and entertainment sectors of Walthamstow beyond all recognition.
Walthamstow is surrounded by water and green space. To one side is the Epping Forest, whilst to the southwest lies the expanse of Hackney Marshes. It's got three vast reservoirs, with their wetlands, walks and open skies, to its west. There are great buildings and design statements here, from the art deco expanse of the Town Hall and the cinema, to the excellent William Morris gallery, to the 15th Century timber framed "Ancient House" in the Village, and of course the beautiful (again, Art Deco) Greyhound Track.
This gives some perspective to the large expanse of good houses that comprise the town. There are superb Victorian terraces - quite lovely - in the Upper Walthamstow area, whilst the "Village" is a designated conservation area in which there are some excellent cottages. Midwar semidetached properties can also be found, as well as some lovely, roomy Victorian houses in terraces in the south. There are good conversions in many areas, as well as an excellent spread of whole houses.
With excellent transport to the City and to the West End, and superb amenities, open space and properties, Walthamstow is a small town that's soon going to be much bigger on the property map than it is now.
