Between Chigwell and Wanstead, Ilford is one of London's most accessible, most cosmopolitan suburbs. There are good houses and flats here for the budget conscious as well as those simply looking for a lot of space.
Like many other areas in the parts of Essex bordering London, Ilford is spacious, open and has a lot of green areas around it. Notable among these is Valentines Park, recently restored, a gem of an area for walking the dog, bike rides etc. There's a little walk from Ilford to Wanstead Park but it's worth it: the grounds are stunning. Also nearby is the ancient Epping Forest.
Facilities and transport are excellent - tube, bus and train are here and you're about 10 minutes from Liverpool St. This is one of the many reasons why some City workers are choosing areas such as Ilford (the enormous space compared to crushingly expensive property in town is another).
Great shopping is to be had here as well. Remember, this isn't just a suburb - Ilford has been around a long time and has a mature high street and shopping area which provides the usual big high street names as well as plenty of more individual shops. There's good schools everywhere you look, most doing well in the league tables.
Redevelopment of the area generally - all the local parks have been given a bit of a facelift - might have something to do with the proximity of Ilford to the Olympic 2012 sites. But it's also because as more people spill out of London in search of affordable space, Ilford is perfectly place for them. The housing here is of great variety and covers a range from bargains to opulence.
Redevelopment in the Gants Hill area has seen new flats go up, luxury apartments catering to the growing number of professionals living here. There are good streets of Victorian houses, and a lot of the streets round here are reminiscent in layout and levels of accommodation, of Muswell Hill and comparable areas. The Victorian terraces, especially near Valentines Park, are genuinely desirable.
As the town centre develops to cater to the eclectic newer incomers, and areas like Gants Hill and Valentines Park become more genteel, there are few people who wouldn't come to Ilford and be extremely, pleasantly, surprised at how like an upmarket area of London it feels. More and more this is a great bet to live in.
