To the East of Gants Hill and nearby to Ilford, Newbury Park is well placed for development as the re-energising of the entire region takes hold.
The whole of East London is on the move (figuratively); long under-regarded it's now being rediscovered by people looking for houses and flats for excellent prices and finding out as they do that the East End is more than they thought. Like its neighbours, Newbury Park has excellent green space nearby, as well as a healthy, multicultural community. There are good shops as well as affordable places to eat all around it.
Transport-wise Newbury Park is unbelievably convenient, placed out on the Central Line, it's a quick trip into the very heart of the City as well as the West End. The area is becoming more gentrified partly as a result of more and more middle class people, pushed out of areas like Hackney or Limehouse by increasing prices, moving here. Both expansion of the Jubilee Line and the massive development being poured into the whole of Newham to prepare for the Olympics has helped as well.
The property in the Newbury Park area is, like that in much of the area, a bit of a mixture. The main character of the area comes from its rows of Victorian terraces, whose standard of maintenance and decor is most definitely on the up, but there are also ex-council properties as well as blocks available. If possible it's best to grab yourself one of the Victorian properties, as their value is sure to rise as the area continues to grow.
Newbury Park is ridiculously well connected to the City and makes a perfect, affordable base for anyone who works there. As times change and the East End in general accelerates into gentrification, the opportunity to grab properties at good prices can't last forever - so you'd be best advised to look soon.
