Landlords 'need to know their market'
It is very important for landlords with property to rent in London and other parts of the country to understand what renters are looking for.
That's the opinion of the National Landlords Association (NLA), which has asserted that landlords need to "know their market" before they start preparing a buy-to-let property for prospective tenants.
Simon Gordon, head of communications at the NLA, suggested that London-based landlords should consider how best to appeal to professionals.
He recommended the inclusion of features such as a computer desk as well as a broadband connection. However, he pointed out that the location of a property will have an impact on the desires of tenants.
Mr Goddard explained: "It is important that landlords know their market however. For example a landlord letting his or her property to young professionals in London may find that putting computer desks and a broadband connection in the property attracts tenants but this may not be the case elsewhere."
He went on to say that simple inexpensive changes can make a rental property more appealing, including a "fresh coat of paint".
Over 20 per cent of landlords think that their property is in an "excellent condition" and in no need of extra work, according to the 2006 Private Landlords Survey.
