Belgravia has always been one of the most expensive and exclusive places to lay your head at the end of the day, with Crown Estate properties dominating this most selective of selective areas. A moderate amount of reform which has been underway in the last generation or so, supposedly to limber up this market, has done little to change the nature of the area.
And why should it? Belgravia is spectacularly pricey even by the standards of a very pricey city. It is in the centre of Embassy and Establishment London, with extreme wealth being the principal ticket to get behind the doors and into the rooms of the frankly amazing properties that line the streets of this exclusive neighbourhood.
Behind closed doors in Belgravia lie some of the most beautifully appointed and sumptuous homes in London. Most of these are apartments, artfully concealed and tastefully fitted according to the extremely strict planning and development regulations of the Crown Estate, which own the freeholds of the properties in the area.
This is an area of embassies, of extreme safety and order, with a high police presence. A result of course of the controls imposed by the Estate, is a slightly stultified and frozen atmosphere. Virtually no shops are present, and there are strict rules on drinking outside (basically, don't do it). But this is the kind of quiet, of control, that those who make their homes in this most prohibitive of London areas require.
It's also a place where properties appear only fleetingly on agents' listings, and frequently do not make it to print at all. If you are lucky enough to be able to afford the truly sky-high prices commanded by the astonishingly lavish apartments sold in Belgravia, moving as fast as possible is the best advice.
