Landlords 'should tailor properties to tenants'
buy-to-let landlords have been told that tailoring properties to tenants' requirements will help attract more renters in the current economic climate.
The Residential Landlord Association (RLA) stressed the importance of providing different amenities for different markets - particularly students and shared houses - in a bid to attract more tenants.
Alan Ward, a director of the RLA, said: "Different markets will have different requirements, students will want broadband and Sky and you might rent the property more easily to them if it is already included.
"Shared houses need two or more bathrooms for five people or more and dishwashers are becoming common in homes with busy professionals."
Rental yields in May were at their highest level since the start of 2006, caused by difficulties for first-time buyers securing mortgages on property for sale in London and elsewhere.
In a survey conducted by the specialist lender Paragon, 54 per cent of buy-to-let investors said they thought rental demand would grow in the next 12 months, while 36 per cent thought it would remain stable.
