Nunhead: An inner city gem located in the heart of Southwark
Nunhead is a relatively small inner city suburb located in the London borough of Southwark. It is a place which has undergone significant regeneration over the years, and one which is hailed as being pleasant and affordable.
Between 2012 and 2014, Southwark Council invested £1 million into the area which went towards improving shop fronts, enhancing the greenery of the landscape, updating the festivals programme in the area and making improvements to the lighting.
Although the area has traditionally been working class, it is currently going through a process of gentrification as part of a bid to improve the quality of life in the district.
In terms of potential, Nunhead has a lot going for it. It is very green, with an abundance of parks - perfect if you are a young family looking for places to take the kids.
There are also a number of good schools there, and the streets are relatively safe.
Nunhead is also a bustling melting pot with a medley of different cultures and traditions, which have all have all helped to enhance the offering of the area.
As a result, you have an abundance of west African restaurants, Jamaican culture, intertwined with traditional English pubs and shops.
It also boasts of being one of the few places in London where the community spirit is still alive and well and there is a strong neighbourly feel to the locality.
It also has its fair share of entertainment venues and nightclubs, but is quiet enough to attract young families from all over the city.
Perhaps the biggest draw of all is the property prices - which are a tad cheaper than you would find in other areas of London.
It is also incredibly well-connected and has excellent transport links to other parts of the city.
For example, a journey into Central London would on an average day, take less than 20 minutes, with good bus routes and underground lines to other areas of London.
Property
Nunhead is blessed with some of the most beautiful architecture in South-East London. Whether you are after quiet streets lined with quaint Victorian houses, or good family-sized Georgian properties, you can find it all here.
In this area of London, there are a number of great bargains available and you can still pick up a period home in need of restoration for about £250,000.
However, if you are not quite in the position to purchase a property, then rental accommodation offers a much more affordable alternative for individuals and hard-pressed families, looking for decent homes at low prices.
You can pick up a decent studio for as little as £180 per week, while a spacious family home can be rented for around the £350 per week mark in parts of Nunhead.
Schools
There are a good selection of both primary and secondary schools in the area. For example, primaries such as William of York RC and Fairlawn have all been rated as 'outstanding' by Ofsted, while most of the others have been ranked as 'good' or 'good with outstanding features'.
It also has a selection of secondary schools which have also been rated as 'good' or 'outstanding, and these include Crossways Academy, The Charter and Haberdashers' Aske's Hatcham College.
Other schools such as Prendergast Hilly Fields have been dubbed as "exceptional" by Ofsted.
Demographics
The area is increasingly attracting a younger demographic, with more and more professionals living there.
As well as being a haven for families, it is also growing increasingly popular among some of the older generation.
It is also very diverse - with many communities from the African, Caribbean, and Asian demographic, in addition to British-born people.
