Area Comments
Dulwich is one of the most sought after locations in South London, gentrified, wealthy and with wonderful properties everywhere, both in Dulwich proper and the slightly more affordable but still very desirable East Dulwich.
The character of Dulwich is relaxed but luxurious. The village has a duck pond, beautiful shops and a lovely green space in Dulwich Park. Properties in the area include some excellent and desirable detached homes, most of which are very fine and large, from the Edwardian and Victorian periods. There is some modern housing as well, constructed at very high spec.
Properties in East Dulwich are much more affordable, but still robust in price. The predominate houses are red brick Victorian terraces, which since the area has gentrified (as high prices led many to seek homes here instead of in competitive Dulwich Village) are now beautifully maintained and very popular.
The characters of the two areas are very different. East Dulwich is a fashionable, but laid back. It has some excellent shops and restaurants, especially along Lordship Lane, and a local market at weekends that sells specialists foods and other products.
Dulwich is very different, although still a relaxed place, it is much more a place to be seen. Dulwich has fantastic landmarks, Dulwich College and the Picture Gallery foremost amongst them. It has wonderful boutique shops, and some excellent restaurants and cafes. The overall feel is one of relaxed country living - more than almost anywhere else this feels like a true English village inside London. The duck pond and the park, as well as the presence of the College, shield the area, seal it off, and make Dulwich feel a world away from London, whilst actually being very convenient for everywhere in South London, or indeed for town.
Dulwich and East Dulwich are very different places, but both share a brilliant quality of life - expressed in very different ways.
