One of the most developed of the Southwestern suburbs in the Victorian era. Penge is a busy little village and a commuter staple in the area, with not one but three local stations providing access into town.
The village forms a junction between Croydon and Beckenham, and benefits of course from having both nearby - it means access to a huge range of shops, leisure centres and other facilities, whilst Penge itself remains relatively stable and decidedly 'local' in feel.
Of course, it has its own facilities - there are good spreads of convenience stores, an excellent supermarket right in the centre, as well as plenty of local stores run by independent traders. Overall, it feels like a busy, friendly village, contained but providing most of what you need. Nearby are excellent local schools and very good green spaces as Southwest London opens out into the surrounding countryside.
The housing here is a good mix, representative of the best of the region's suburban plans. Predominating are excellent, relatively wide and very safe streets of well maintained Victorian terraces as well as some excellent semis of the same period - particularly fine off the Beckenham road towards the Clock House area. There are also some very nice modern purpose built blocks of apartments. Housing here is universally well made and most houses have good gardens: this is commuter land, but its mix of safe, pleasant and well made roads and good local services make Penge feel like a friendly little village. It's great for first timers because of the range of properties, and excellent for commuters.
