It's not usual for planned estates to - well, go to plan. New Addington is one of a very small number of exceptions to this rule.
Beautifully situated in the open countryside (and upmarket golf courses) that surround the CRoydon area, it was planned and begun in the 1960s. Unlike many planned estates of the time, it's still green, still surrounded by country, and a thoroughly pleasant place to be as it regenerates from its 1960s roots. The regeneration of New Addington has been spearheaded by investment in local education, and a push towards the buying of the local houses by their former council tenants.
Above all it's a private-feeling estate, whose transport - by tram and bus - provides access to Croydon and Bromley as well as Beckenham and Wimbledon. Most of the locals use this access to do their shopping and socialising, although there are a limited number of local pubs and shops in the area itself. The increased transport links with the addition of the tram services has also linked up with the education initiatives begun in the 1990s, by providing a far wider choice of schools to those living in the area.
The variety of the housing offered in New Addington varies more than most estates of its kind. There are plenty of flats, and within the terraced and semi-detached properties that form the main body of property here, there are good maisonettes and conversions to be found.
The large variety of property and the ongoing regeneration of New Addington make it good for both young and old, as well as commuters looking for something a bit different.
