New Cross: Bohemian city living with a definite buzz

New Cross is becoming an increasingly popular place to leave, particularly with younger, more artistic types. The well-connected area has many things going for it, including a vibrant music scene, exciting nightlife and good schools. It is a great place to move for young professionals with good transport links to the City.

The area

New Cross is part of the borough of Lewisham, and is bordered by Peckham, Deptford and Brockley. It was once the Anglo-Saxon settlement of Hatcham, but was renamed New Cross in the 19th century when it became the location of a major toll booth on the road from London to Canterbury and Dover.

The road is still a major feature of New Cross, with the A2 going straight through it. This makes the area very well connected, along with its excellent rail links both overland and underground. The area also contains Goldsmiths University of London, an artistic establishment which contributes to New Cross’ exciting music scene.

Places to go

New Cross is known for its nightlife more than anything else. There is a wide variety of pubs and bars, most of which double as venues for music and comedy as well. There is truly something for all types here, as everyone is catered for from indie fans to jazz lovers. Some of the nightlife is very much oriented towards students, however most is all-inclusive and welcoming.

There are a few more slightly unusual venues, one of the advantages of living by a university. Local cafes are a common place for knitters to congregate, and there are several vegetarian and organic places to eat or get a coffee as well.

The area also sports a nice choice of culinary venues. A range of Indian, Chinese and Vietnamese restaurants await you in the nearby Old Kent Road or Deptford, and there are plenty of options for more traditional fare as well.

The weakness of New Cross is shopping, which in not very prevalent. However, the excellent rail links mean you are never all that far from shops of Central London. There is a large supermarket next to New Cross Gate station, and the nearest other retail area available is Lewisham.

Where to live

Both the Hatcham Park roads and The Telegraph Hill roads are good areas to look for places to live. Telegraph Hill is closer to the University, for those looking for New Cross’ exciting nightlife. It is also near Haberdashers' Aske's Hatcham College, rated outstanding in its last Ofsted report, for those looking for a more family-oriented location.

The Hatcham Park area is closer to New Cross’ transport links, so may be suitable for young professionals who will be travelling to work. It is also closer to New Cross’ supermarket. Both areas are largely made up of old Victorian terraced houses and villas, which can be found at a range of prices. The A2 is a blessing in disguise in this area, as it has driven house prices and renting costs down, although that looks set to change.
