Another area of Northwest London which has moved up beyond all measure in recent years, Kilburn is a hot place to find somewhere exciting to live. It offers a great blend of property and environment in keeping with its blend of people, cultures and facilities.
Kilburn's property varies a great deal, partly on a kind of east-west axis around the High Road. To the west of this, the area feels like a South Hampstead/Queens Park adjunct (both are nearby). There are plenty of little Victorian houses in little lanes leading towards Queens Park, many with nice little gardens and conservatories, and it's a great place for family living with the access to Kilburn's facilities and Queens Park's lovely streets of independent stores, without the price of West Hampstead or North Ken. There are also - as Kilburn floats towards the Maida Vale areas - some large mansion blocks and lovely subdivided flats commanding good views from on high. Across the High Road is a blend of Victorian terraces leading up to West Hampstead. Again, there are loads of conversions here in the Kingsgate/Cotleigh area, but there are houses in their original state as well.
It's of course known as an Irish area, but though there is a strong Celtic feel and pride, it's hugely multicultural. It's also no longer rundown, although it retains some of its strong character; and this mix of old and new produces a vast range of places to eat and drink, with new bars mixing with lovely old pubs such as the Red Lion, which have taken a new gastropub feel but retained their excellent Victorian features. There's also culture in one of London's best independent theatres, the Tricycle, which offers hot new plays, and the beautiful Art Deco massive of Gaumont State Cinema.
Kilburn provides properties redolent of West Hampstead and Maida Vale, as well as family homes that feel like those of Queens Park, at far less cost. It's got excellent facilities and it's quick to get into town. Living in Kilburn is no longer downbeat - it's very much up.
