A seriously working class neighbourhood turning itself into a regenerated inner city miracle, Canning Town is set to benefit more than almost any other borough from the injection of investment and interest that the Olympics and the Thames Gateway development is bringing.
During Britain's naval heyday Canning Town was a boom town, but for much of the 20th Century the area was very much a downmarket one. Much of the East London vibe still clings to it, but this is now rapidly becoming a place to invest in as house prices are still relatively low, yet the value of property is set to increase at least up until 2012. At the western end of the Thames Gateway zone, Canning Town's centre has been the subject of massive reinvestment, and huge amounts are being poured into housing in the area.
Canning Town is perfectly placed to capitalize on the explosion of home-seekers coming East from the Docklands area, looking for better and better bargains along the DLR route. Most of the property is council built, both in terms of houses and blocks, but the standard of building is good throughout, both in Canning Town proper and in other areas of Newham attached to it - chiefly Silvertown, the still-under-development area set in the Thames and fronted by the fantastic Royal Victoria Dock, whose imposing industrial skyline faces Canning Town. In Royal Victoria Dock, extremely fine warehouse and ex-industrial developments are providing fantastic apartments at prices that are frankly a steal given the proximity to Docklands.
Apartment complexes are going up all over the Canning Town area as canny developers cater to the price-conscious city professionals. But there are also plenty of houses to be found in the council-built estates across from Silvertown. Most of Canning Town's properties is either new built or constructed during the 20th Century, but there are some Victorian properties in the terraces as well.
Values in Canning Town are good, and likely to improve, as do the demands of the increasingly middle-class inhabitants. At the moment, the area is still well priced, but move fast to seize the opportunity.
