Liam Bailey, head of residential research at Knight Frank, said polls, such as those conducted by Halifax and Nationwide, look at separate samples of the market.
This is why they can often produce differing results, he explained.
Mr Bailey also pointed out that August is often a challenging month for property transactions, especially for first-time buyers, which is why neither index shows particularly strong growth.
"It's unlikely to change in the short term, so I think the reality for people coming to the housing market for the first time is that it is very difficult," the expert continued.
The house index from Halifax, which was published on September 8th, found the cost of a home in the UK increased by 0.2 per cent last month.
In comparison, the results of a Nationwide survey released on September 2nd suggested house prices declined in July and August.
